ABOUT THE PITCH
Absolute tranquility in the most beautiful village in the southern Vienna Basin, boasting a vibrant 'Heurigen' (wine tavern) culture and the Siegersdorf Brewery within walking distance. Nature and village life are right on your doorstep, yet Vienna is quickly accessible.
This perfectly flat, rectangular plot measures 17 x 39m: choose your ideal orientation and enjoy the sunset.
Located in the last row on the edge of the village, on the quietest side of Siegersdorf in the municipality of Pottendorf, Baden district (you only find it if you're looking for it; everyone else drives past, and that's a good thing :-).
Access via a gravel road, no through-road adjacent.
Nature right on the property. This is a natural plot, with most of it mowed, so please don't expect an English lawn.
Playground, 'Heurigen' (wine taverns), and church in the village, offering a uniquely livable, idyllic, village-like, and quiet environment for families.
Motorway A3, Pottendorf exit, is nearby, yet it remains wonderfully quiet.
Approximately 20 minutes to the Vienna city limits (Südautobahn/Tangente/Triester Straße) or SCS (Shopping City Süd). Speaking of shopping: if you appreciate less frequented pedestrian zones and shopping centers, you'll find several within 15 minutes south in Wiener Neustadt (EKZ Neustadt Nord, Fischapark, Merkurcity,…) or 20 minutes to Eisenstadt (EZE, beautiful pedestrian zone,...) or Baden, or even Sopron/Ödenburg.
You are surrounded by smaller towns/cities that offer a welcome change from the sometimes-overrun hustle and bustle of Vienna: Baden, Bad Vöslau, Wiener Neustadt, Eisenstadt, and others offer indoor and outdoor pools (Therme Bad Vöslau, Bad Fischau, Thermalbad Baden, Aqua Nova), cinemas (Cineplexxx), and much more.
Excursion destinations:
Nature walks and consistently flat bike tours are possible right in the village, to Haschendorfer See, the Had, along the Fischa to its source, into Burgenland via the Leitha, or to the Wiener Neustädter Canal by bike.
Neighboring villages with wine culture, such as Tattendorf, Deutsch Brodersdorf, and Leithaprodersdorf, are also not far away.
10 minutes (by car) or 25 minutes (by bike) to Neufelder See for a wonderful lakeside beach.
For children: Dumba Park with a climbing park, dinosaurs, and butterfly house in the neighboring village of Tattendorf.
It's also not far to Lake Neusiedl with a great tourist offering (St. Margarethen, Familypark for children, Rust, Mörbisch, summer festivals,…) and the Leithagebirge mountains.
Schneeberg and Rax are in sight and quicker and closer to reach than from Vienna.
Sopron/Ödenburg in Hungary is 30 minutes away.
Public transport: train stations in Ebenfurth and Pottendorf are nearby (Pottendorfer Linie goes to Vienna, Sopron, or even Bratislava without changing trains), and the bus stops directly in Siegersdorf.
Billaplus, Bipa, Eurospar, Penny, doctors, pharmacies, and a noteworthy castle park with castle ruins in adjacent Pottendorf.
